The Challenge

Menkes is a privately owned Real Estate Development Company. Menkes has built the head office for Proctor and Gamble, the Sun Life Financial Tower, and the tower at One York St.

During COVID-19 with lockdown and capacity restrictions, Menkes lost significant revenue from commercial/retail tenants that sought justification of the costs vs. foot traffic.

Furthermore, many tenants chose to shut-down operations all together leading to vacant retail spaces in the Menkes properties.

Menkes sought data to answer two key questions:

  1. How can we measure traffic in our commercial retail spaces to justify tenant rents
  2. How can we use location data to determine the ideal tenant mix for our properties

GroundLevel Insights was able to leverage location data to do both.

Our Solution

Using our Visitor Insights dashboard, GroundLevel was able to measure foot traffic to the property and identify cross-visitation patterns with other local businesses outside of the property that could be ideal targets for vacant retail spaces.

In addition, Menkes deployed our computer vision hardware system that was integrated to their security cameras enabling us to monitor real-time traffic in retail spaces, corridors, elevators, etc.

The Results

Having leveraged our Visitor Insights and video analytics system, Menkes Developments was able to measure and 105% lift in foot traffic to their commercial office units and an 8% lift in traffic to their retail tenant spaces year of year. In addition, 4.3% lift in tenant revenue was seen from this increased foot traffic.
